Terms of Service

Note: These terms describe how the platform actually operates but have not yet completed final review by qualified legal counsel. They will be reviewed and, where required, revised by counsel before launch.

1. What these terms cover

These terms govern use of panamarealestatereviews.com (the "Platform") by visitors, reviewers, and businesses. By using the Platform you accept them. The privacy policy, review policy, verification policy, and advertising policy form part of these terms.

2. What the Platform is — and is not

The Platform publishes profiles, user reviews, ratings, Trust Scores, and editorial content about real estate agencies and brokers in Panama. We are an information service. We are not a real estate broker, a party to any transaction between you and a provider, a licensing authority, or a provider of legal, tax, or investment advice. Verification badges reflect documents examined at a point in time and are not a guarantee of any provider's conduct. Always engage your own qualified professionals for a property transaction.

3. Accounts

You must provide accurate information and keep your credentials secure. One person, one account. We may suspend or close accounts used for fraud, fake reviews, harassment, or other breaches of these terms. You may delete your account at any time as described in the privacy policy.

4. Reviews and other user content

• You may only submit reviews consistent with the review policy: first-hand experience, no conflicts of interest, no incentivised reviews, no unlawful content.
• All reviews are moderated before publication. We may decline or redact content per that policy; we do not edit the substance of opinions.
• You retain ownership of your content and grant us a worldwide, non-exclusive, royalty-free licence to host, reproduce, display, and distribute it on and in connection with the Platform (including translations and excerpts), for as long as it is published plus any period required for legal defence.
• You are responsible for what you write. Do not post content you know to be false.

5. Businesses

• Claiming. Representatives may claim a profile by demonstrating they represent the business. Claimed profiles may respond to reviews (one response per review, moderated under the same rules) and submit verification evidence.
• Listing is not optional-in. As a review platform we may create factual profiles of businesses operating publicly in the Panamanian real estate market. Businesses may report factual errors via the corrections policy.
• No payment for review outcomes. Nothing on the Platform — including any advertising product — allows a business to remove, suppress, or alter reviews, ratings, Trust Scores, or organic rankings. Attempts to procure this, including via intermediaries or incentivised reviews, breach these terms and trigger moderation penalties of up to −25 Trust Score points and possible delisting of badges.
• Advertising is governed by the advertising policy and separate insertion terms; sponsored placements are always labelled.

6. Prohibited conduct

Fake or incentivised reviews; forged verification documents; impersonation; scraping at scale or republishing our database; interfering with the Platform's operation; using the Platform to harass reviewers or businesses; submitting others' personal data without authority.

7. Our content

Ratings, Trust Scores, editorial content, and the compilation of the database are ours or licensed to us. You may quote small excerpts with attribution and a link; systematic reproduction requires written permission.

8. Disclaimers and liability

The Platform is provided "as is". Reviews are the opinions of their authors, not ours. We work to keep information accurate under our published policies but do not warrant completeness or fitness for a particular decision. To the extent permitted by applicable law, we are not liable for decisions made in reliance on Platform content or for dealings between users and providers; nothing in these terms excludes liability that cannot lawfully be excluded.

9. Takedown and disputes about content

Complaints about content follow the corrections policy and review policy first, then the escalation path on the contact page. We comply with orders of courts of competent jurisdiction.

10. Changes, severability, governing law

We may update these terms; material changes are announced on this page with an effective date, and continued use after that date constitutes acceptance. If a provision is held invalid, the remainder stands. Governing law and forum will be confirmed on legal review before launch.
